Exchanges for investors
1031 Exchange Transactions in Wasco
Sell investment property and buy its replacement on a strict schedule, with the real estate side explained and your advisors kept informed.
Exchange Rules, Explained Without the Jargon
Think of a 1031 exchange as a relay. An investor hands off business or investment real estate and picks up like-kind replacement property, and when the rules are followed, capital gains tax may be deferred. The baton has to change hands on time, though. On the day the sale of your current property closes, two windows open at once: 45 days to put your replacement choices in writing and 180 days to finish buying. The cash never passes through your hands, because touching it can sink the exchange, so a qualified intermediary holds it in the meantime, and your tax advisor is the one who decides whether exchanging fits your situation at all. Our leg of the relay is the property. Going out, we price from recent sales, market widely and keep escrow clean. Coming in, we start scouting replacements before your sale closes whenever we can, look hard at their income and recent sales so a ticking clock never talks you into a weak purchase, and write contracts whose dates sit comfortably inside the window. Almond acreage, rental houses and shop buildings are all fair candidates. Tax advice and promises about tax results are outside what we do.

An Exchange in Three Stages
Plan ahead
First we discuss what you are letting go and the kind of property you hope to hold next, and make sure a qualified intermediary and tax advisor are part of the team.
Sell, then identify
The sale closes and, within 45 days, replacement property is identified in writing through your intermediary from options already researched.
Buy and finish
Contract terms for the replacement are negotiated and escrow is watched so the deal records inside the 180-day window.
What Investors Value in Our Exchange Work
